When an individual is looking at property for sale in Cyprus there are many factors that one will want to take into consideration when selecting the perfect home. It is important that you immediately employ a real estate agent to represent you. In Cyprus, real estate agents or brokers provide the services that are generally done by lawyers in other countries. They will negotiate and assist you with any loan and banking information as well as provide you with vital information regarding taxes and levies that are unique to the island of Cyprus.

Most of the homes in Cyprus overlook the sea, yet are within walking distance of town. The town in Cyprus are small and appear crowded to the outside observer, however this is because the roads and walkways have not been changed much from when they were originally built during

Grecian times. The style of most of the homes has a Tuscan feel since most of the homes are built of materials which withstand the environmental conditions of the country.

The language used most in Cyprus is English and because of the extended British influence in the country the banking system is structured on that framework. You therefore will not have to get an interpreter to understand the loan documents that your bank presents you. In addition, the taxes and levies are clearly explained both by the bank and the broker prior to your commitment to purchase property for sale in Cyprus.

While the economy has drastically affected sales of property in other countries in the world, Cyprus has enjoyed a fairly steady growth of property sales over the last ten years. They experienced a small decline which has created a good opportunity for investors who are looking at property for sale in Cyprus, however it is still the ideal destination and residential haven for older citizens from all over the world. The relaxed atmosphere, friendly people, and consistently beautiful weather make this an ideal home to individuals who may have spent a lifetime in a country that did not offer year-round sunshine.

When viewing property for sale in Cyprus it is most important to find the home that will best meet your needs. The homes in Cyprus are built with a sense of tradition and therefore many offer the same floor plans and layout that one would see in an ancient home. Most of the homes being sold at this time contain all of the amenities that one would expect and are designed so that when windows are opened the sea breeze flows through the home easily

Cyprus company formation is the registration of a company in Cyprus. This Company formation is the best tax-efficient style of conducting global business. It gives entrepreneurs a chance to carry out businesses at a corporate profit tax rate of ten percent. Cyprus company formation process to register takes seven to ten days. The set up fee, accounting fee, document charges, annual expenses paid to the registrar of companies and taxes among others are some of the expenses which are met in Cyprus company formation processes. Cyprus company formation process requires that one has three alternative names. These names are forwarded to the registrar of companies to approve. There are some important factors to be considered before it is registered. The first crucial thing is the taxation law that is applicable to the country. The level of taxation will dictate the amount available for reinvestment.

Cyprus company formation allows a hundred percent foreign ownership. In this case, at least a shareholder and a director are required during the formation also corporate shareholders and directors of any nationality are permitted. The process is effective since the Cyprus bank account has a modern banking system and being multi currency account.Futhermore, the company can be registered as anonymous. What is also crucial with the Cyprus company formation is that privacy is upheld in that publishing financial statements is not obligatory. Cyprus company formation always accesses taxation agreement. The structure of the company is such that it is vital for investment. On the other hand there are some disadvantages of Cyprus company formation. One of the main demerits is that the company dictates that all the annual accounts must be submitted to the revenue department. This yearly obligation is efficiently and effectively completed by the clients with assistance from Healy consultants.

Due to Cyprus company formation, credentials for shareholders and directors are subject to publicity. With the Cyprus company formation, people are able to supervise their businesses both offline and online. The company formation saves on tax and effectively protects the assets of the business people. Cyprus company formation allows no taxation on dividends from the foreign companies. Profits from the assets sold are not taxed. Capital incomes are also not taxed, only if it originates from real estate in Cyprus. Other tax free services include royalties and Capital gains. Moreover, records of accounts must be kept by the individual company in Cyprus, a ten percent tax on profit being paid by Cyprus Company and submission of financial report to the Inland Revenue and Registrar of companies is required. The several advantages exhibited the Cyprus company formation is what attracts businesses people across the globe. It remains the most effective way of conducting businesses which need tax exemptions and maximization of the profit.

Cyprus property and the letting of Cyprus property for either long term or holiday rentals, is a product the Cyprus tourism Board needs to keep an eye on.The demand for long term cyprus Villas and Apartments on the island is still very bouyant, however rental prices are slowly decreasing, and owners of These Properties will need to note this if they are looking to let out Property in Cyprus.

The economic Credit Crunch is affecting the rent owners are obtaining for cyprus property they have purchased. Many agents have stock, that they cannot move , due to owners expectations on the rent they think they will obtain. The fact many more properties are being released on to the cyprus property rental market, is causing a reduction in the rent owners can achieve. 2 bedroom apartments obtaining 550 euros per month prior to September 2008, are now renting for 400 Euros!! Kapparis apartments for rent on a long term basis are very popular, and we have recently rented a few for owners at 450 euros.

The furnished apartments are obtaining more viewings than any unfurnished apartments, and we are now informing all cyprus property owners and investors, thet it is wise to get the properties furnished to maximize the rental return, and fast occupancy. Our Cyprus villa and apartments are listed on our websites, and and our cyprus property marketing services, are being well recieved by cyprus property owners looking to rent cyprus property for long term rent, or Villa holiday rentals in cyprus. The comments from possible tenants, during viewings, is they have viewed many properties, and although price is a major concern, the quality of the property, and if the tenancy, will include any property management services, whilst they are tenants, will affect a decision to rent or not, from that owner.

Cyprus long term properties, are in demand, so if you have cyprus rental property, and are looking for a tenant, think about the rental market at present, and consider the rent you are asking!! it is important. Better be a rented property, than an empty property.

Today, owning property in Cyprus is what dreams are made of. It’s the new, hot destination that has everyone clamoring for their wallet in order to purchase a piece of the property action. Property on Cyprus is still relatively cheap, but earnest development coupled with the sheer volume of people who want to live in Cyprus and/or holiday there promise to push housing costs through the roof. If you get in on the action now, you could end up making a nice profit.

Sound interesting? Before you pack up everything and move the whole family to Cyprus, you should know that you can make money simply by purchasing a holiday property in Cyprus. You don’t have to move there. In fact, you can make more money than with a conventional property investment and still get to enjoy your new holiday home whenever you want to.

Develop and Sell – Right now there is an unbelievable demand for development on the island of Cyprus. You can purchase undeveloped property relatively cheap, develop it as holiday property (condos, villas, cottages, etc.), and sell it off bit by bit to people interested in purchasing Cyprus holiday property.

Buy and Hold – Housing prices are expected to soar in Cyprus in the near future. Now is a great time to purchase a holiday property and hold it until the housing bubble in Cyprus fully inflates. In the meantime, you can use your property in Cyprus as a getaway destination or a second home. You may even decide to live in it full time once the charm of the island takes hold of you.

Buy to Let – Holiday housing is in great demand on the island, and not everyone can afford to buy. In fact, most people visiting Cyprus seek rental housing. If you own property in Cyprus, you can cash in on this demand by letting out your property to families on holiday. You do not even have to be present to manage your property or book guests. A management company can take care of all of this for you. When you want to stay on Cyprus, all you have to do is black out the time period that you will be living in your Cyprus home.

Manage Properties – If you want to be on the other end of the above equation, you can choose to manage other people’s holiday properties on Cyprus. However, you may have to make Cyprus your permanent home so you can keep a close eye on your business.

If you are going to spend money on Cyprus properties you need to make sure that you are getting the most bang for your buck. There is no reason to spend money on something that you do not want.

The most common type of Cyprus properties is single family homes. These are similar to the way that they are in other parts of the world. For those people who are looking to move to Cyprus for good, this is the type of property to check out.

Additionally, there are many villas for sale in Cyprus. These are perfect for people who want to live by the ocean, or those who are going to be visiting their property on a regular basis. Although you could live in a villa full time, most people use them as vacation homes or rent one out when they are visiting the area.

Finally, there are other rental properties in Cyprus that you may want to consider. Remember, buying is not the right choice for everybody. You may want to look into Cyprus properties that you can rent if you do not have the time, money, or patience to go through the buying process.

Now can you see how many different types of Cyprus properties are available? You need to know what type is best for you before you make a purchase, or decide to pony up some money for a rental. There is no reason to spend money on a Cyprus property that you will not like. Good lucky!

Larnaca is located on the southeastern coast of the Republic of Cyprus. Larnaca in Cyprus could be described as the resort with everything. It is home to the island’s largest international airport and boast a great selection of shops too. There are also several modern industrial estates on edges of the district and a thriving commercial center too. There’s a modern promenade thronged with trendy sea front cafe bars, restaurants and the obligatory fast food chains for the youngsters. This makes it a natural tourist destination, as well as a starting point for visitors who want to explore other parts of the island.

The beach at Larnaca is one of the best in Cyprus and is actually man made though you wouldn’t have guessed so. Most of the restaurants and cafes run opposite the beach making them the ideal place to relax whilst taking in the superb view. It’s a nice stroll from Larnaca marina at one end to the ancient medieval fort at the other. Across the road from the marina is a small public gallery and a beautiful paved area built around an ornamental fountain. Some of the buildings in Larnaca are centuries old and many of them have been painstakingly restored to their former glory. A short walk to some of the quaint back streets behind the main promenade will reveal many more that are still awaiting renovation.

The history of Larnaca stretches back further than any other part of Cyprus and the town has been continually occupied since the bronze age. The town is built on the ancient site of Kition which was in fact once the capital of the whole of Cyprus. Legend has it that the original city of Kition was founded by the grandson of Noah and the biblical connections don’t end there. The church of saint Lazarus in Larnaca square is actually named after the same Lazarus that Jesus raised from the dead. The legends say that after his resurrection Lazarus traveled to Cyprus where he became the Islands first Bishop. The church is actually reputed to have been built over his tomb and visitors can go down into the tombs below the building. Like most of the churches in Cyprus Larnaca church is beautifully adorned with icons and intricate decor.

Ideally situated only a few kilometers from the airport the town has become a thriving vibrant community. In 1974 following the Turkish invasion and subsequent occupation of the North of Cyprus Larnaca offered to accept 40,000 refugees. These displaced persons tripled her population to a then 65,000 inhabitants. With great motorway links to all the coastal resorts and the capital Nicosia the town is perfectly located for those wishing to visit the Islands many places of interest. With the recent boom in holiday home purchases Larnaca has also become something of a property hotspot. The fringe coastal villages such as Oroklini make ideal settings in which to own an apartment or villa and the prices are still quite reasonable compared with other parts of Cyprus. In fact many locals are selling up and buying villas in such places due to their out of town exclusivity which in turn is creating some prime locations.

With so much going for Larnaca it is no surprise that it is earmarked by many to be the next Cyprus property boom area. With this in mind many speculators are investing in off plan purchases on these new developments. They plan to profit from the rising market by selling when the developments are completed. The speculation is being further fueled by the proposals of a larger modern marina for the berthing of luxury yachts and a possible golf development. Golf sun and property are part of any speculators mantra so this is bound to affect values. If the area didn’t have more than enough to offer already these new proposals could turn it into an investors dream come true. So maybe if you are looking to invest in a place in the sun you should take a look at Larnaca Cyprus.

Larnaca is the second city, after the capital, Nicosia. Larnaca is an important commercial port and tourist resort. Larnaca, like the whole of Cyprus enjoys a Mediterranean climate benefiting from long, dry, sunny summers and very mild winters making it an excellent destination for tourists. There are many reasons for visiting Larnaca, and Cyprus, there has never been a better time to go. Why not consider a holiday home, investment property in Larnaca.

Cyprus is the third largest island in the Mediterranean Sea and North Cyprus enjoys nearly half of Cyprus’ coastline. Taking holidays in the Turkish Republic of Northern Cyprus offers vacationers outstanding natural beauty that you would be hard pressed to find anywhere else in the world. Over 1900 kinds of flowering plants claim Northern Cyprus as their home, with 19 varieties unique to the area. Have you been searching for the perfect holiday? Whether you are a nature lover or a history buff, North Cyprus has everything to meet your needs.

Northern Cyprus obtained sovereignty from the United Kingdom after demands for unification with Greece were rejected by the British in 1960. There is no shortage of things to do in Northern Cyprus. For the outdoor lovers, you can enjoy an afternoon of caving in one of the many free to explore caves. One of the caves located in the southern Kyrenia mountains, called the “Hot Cave”, sends out warm air from the cave opening. You can enjoy camping trips with basic amenities like washroms, restaurants and toilets, or you can take a hike into the wild without the facilities. Enjoy diving in the beautiful sea, or going on boat tours and water sporting trips. No matter your desire for holiday activities, you can find it in the Northern Cyprus area.

North Cyprus is home to one of the most fabulous and beautiful beaches of all the Mediterranean. The Karpaz is located in the furthest eastern tip of the island. Karpaz is also home to the endangered loggerhead and green turtles. If indoor activities are more your liking, you’ll be amazed at the number of historical places you can enjoy, from museums to churchs and monasteries to castles. The land is rich with history and religious culture. The culture of Northern Cyprus reflects that of a society where hospitality is important. The traditions and customs of the people are observed in ceremonies for weddings, children beginning school, birthdays and feast days. When serving guests, the meal typically begins with coffee or sherberts, and includes some sort of fruit paste serving. Many traditional hand crafts are created by the Northern Cyprus people.

Transportation in Cyprus is similar to that of England. You can rent a car, or hail a taxi. While the rates for taxi services are reasonable, be warned that there are no meters in the cars to display the fares. Be sure to agree on a fee before starting your journey. Bus services between the major towns in North Cyprus run throughout the day, but you’ll find that the buses do not frequent the main tourist attractions. There are several major airports within the country; the main airport is the Ercan/Tymvou Airport. Direct flights to the Turkish Republic of Northern Cyprus, however, are forbidden by the Republic of Cyprus. The airports are only recognized as legal ports of entry by Turkey and Azerbaijan.

Holidays in north Cyprus have become ever more popular over the last few years and that really is no surprise to anyone who has ever been there. The island is rich in culture and history, eating out is a real pleasure, prices are very reasonable and the landscape is largely unspoiled and beautiful.

The stunning European island of Cyprus lies in the Mediterranean Sea. Cyprus has a geographically diverse terrain featuring beautiful beaches, as well as miles of unspoiled countryside and plenty of mountains dotted with tranquil villages. It is a beautiful island for all seasons and one where holidaymakers are guaranteed a warm welcome.

Cyprus, official name Republic of Cyprus, received independence in 1960 from Britain and encompasses approximately 3,571 square miles or 9,250 square kilometers. The population of Cyprus is an estimated 772,000 people with Greek being the official language. However, the language spoken on Cyprus differs from the mainland Greece and varies in its pronunciation. Turkish is also spoken here and the main religion practiced is Greek Orthodox at 78% followed by 18% Muslim and 4% Christians, Maronite and Armenian Apostolic.

Nicosia is the capital city of Cyprus and also the largest in terms of population with roughly 206,000 residents. The monetary unit is the Cyprus pound, which consists of 100 cents and the new Turkish lira, which is 100 kurus. The two main ethnic communities of Cyprus, the Greeks and Turks, began to split apart governmentally in 1963. This unrest became more distinct and apparent with the Turkish invasion of 1974 when their Cypriots were given de facto power of the northern part of the island. Then, in 1983, Turkey proclaimed an area called the Turkish Republic of Northern Cyprus. The Greek Cypriots, who continue to control the only government that is recognized nationally, never acknowledged this.

In 1975 and again in 1985, the Turkish Cypriots enacted their own constitution. However, negotiations continue to take place intermittently for the creation of a new constitution and the establishment of a federal government that would improve relations between the Greek and Turkish Cypriots. This historically rich island is filled with a culture reminiscent of ancient Europe and the Middle East with over 9,000 years of invasions and unrest. There are many breathtaking sights to be seen here, including crusader castles among the vineyards, as well as centuries old monasteries with intricate Roman mosaic floors overlooking sweet smelling citrus orchards.

One of the most popular attractions in all of Cyprus is the remains of the St. Hilarion castle that has an almost magical quality about it straight from a children’s fairytale. This magnificent structure is blended with the cliff side so that it remains hidden from view until one is directly beneath it. The view from St. Hilarion is so fabulous that, on a clear day, you can see the Taurus Mountains in Turkey over 100 kilometers, or a little over six tenths of a mile away. St. Hilarion boasts tunnels, hidden rooms, steep staircases and overgrown gardens with several paths to explore. Local legend says the castle once had 101 rooms, the last of which being a secret room that belonged to a mystical fairy queen. The actual documented history is less colorful and says the castle is named after a monk called Hilarion who fled persecution in the Holy Land.

The tourism industry is so important in Cyprus. Rich in the culture and architecture of days gone by, this enchanting island in the Mediterranean is the perfect place for people who like to explore archeological sites and ancient castles. For the nature lover who are just as excited once they get a look at the flowers and wildlife, many of can only be found on the island and some that are on the endangered list, that can be seen while hiking the beautiful mountainsides. Fresh olives and oranges surround you with aromatic fragrances wherever you go.
